I am a Real Estate Agent since October 2001.
Six years ago one of my Real Estate coaches told me something that made me think. He said that we (realtors) are on the marketing business not on the sales business. Anyone can show properties, make contracts, drive people from one listing to another but not everybody knows how to market their listings so that everybody can find it.
So a few years ago, while my real estate carrier was growing, I decided to learn about marketing. I learned that today’s marketing is completely different than the one used before. And I knew that if I could master the new way I could be ahead of most other Real Estate Agents. Most of them still work with receipt postcards, gardening postcards, just listed postcards. I am sure you know what I am talking about because you certainly received one of those sometime in your life. I learned that there is nothing wrong with that but something new is out there and we need to take advantage of it. That is INTERNET.
How about you have a beautiful house and you want to sell it. You decide to hire a professional Real Estate Agent to do the job. He or she shows you those beautiful just listed postcards that will be sent to 200 addresses around your house. Then they post your listing on different internet sites and wait for the buyer to come and see it. Maybe somebody searching the internet sees your listing over thousands more with similar features. Maybe a friend of some neighbor knows somebody who wants to live in your area and keeps the just listed postcard. In my experience, people who keep the postcards are people who are thinking on selling their home so they want “an expert” in the area. My question is: what is the meaning of “an expert”?
Also those agents show you that they do open houses. You are happy with that because you feel that your house is going to be seen by a lot of people. Let me give you the true definition of the open house: you open your house to strangers that may or may not want to move. What do I mean by that? Sometimes people want to have good decoration ideas and they stop on several houses to get them. It didn’t cost them any money right? They don’t have anything better to do during that weekend. Some of them take advantage of the rainy days when they can’t go to the beach and ruin your houses walking around with wet umbrellas and dirty shoes.
Let me tell you something. Most of these techniques are for the agent to get potential future customers than for you to have a buyer. Unfortunately when you go to get your real estate license (1 month school) and then start to work, those are the techniques that “the expert Real Estate Agent” teaches you.
But here we are on the 21st century. And we keep using 20th century techniques. During the last 20 years we changed our copy machines, cell phones are cheaper and smeller with new technogy, stores like Target, Macys, etc started to sell on the web, a genius created Amazon to sell everything that you can imagine, Borders offers books on the net. New computers arrive, new TV technology arrive but WE (REALTORS) still use the old way to sell your home. Isn’t absurd? Yes, it is.
So, one day I realized that you can have the best product and the best website in the world but if you don’t know how to drive traffic to your website you will not show it and will not sell it. A house is a product like vitamins, cell phones, etc. Learn how to show your house to the world is the new 21st century way to sell it.
Every day I commit myself to learning one more thing and apply one more of the thousands of new techniques. Networking is one of the keys and here I am doing it. I teach also those techniques for anyone that wants to learn. It doesn’t matter which kind of “product” you want to sell. If you are on the selling business you are on the marketing business and unless you develop that skill you can’t succeed in today’s days.
